You type a property address and get a numbered diagram of the buildings with their length, width and 1st-floor square footage, plus lot lines and lot size where they are available. You can correct the diagram with your own field measurements, mark site hazards, and download a PDF report for the file.
Reports are available for addresses in all of the lower 48 states and Washington, DC. Alaska and Hawaii are not available yet. Lot lines and lot size are included where county parcel maps are available (currently Wisconsin, Indiana and 59 of Minnesota's 87 counties). The map on the Features page shows the states in green. Property boundary availability may vary by local municipality or by state.
Usually under a minute. You can leave the page; the report will be waiting under My reports.
As you type, PropDiagram looks the address up and shows matching street addresses under the box. Click one (or use the arrow keys and Enter) to fill in the full address with its ZIP code. ✓ Address verified means it is an exact match.
Include the house number, street, city and state. Suggestions may not appear until most of the street name is typed.
PropDiagram only runs a report when it finds the exact address you typed. It never substitutes a nearby or similar address. If no exact match is found, no report is run and you are not charged.
Yes. Grid-style house numbers (N56W17000, W180N8085) and rural numbers (N1234, W5678) are accepted. You can type them with or without a space, for example "N56 W17000 Ridgewood Dr".
If you already have a report for the same address on the site, PropDiagram does not run it again or charge your card. Open the existing report from My reports; you can keep editing it and download it as often as you like. Once that report has expired (7 days after ordering, or 6 months for a report ordered with the monthly subscription), a new report for the address can be ordered.
No. A report that fails is never charged. The most common reason is an address outside the area currently covered, or a location with no building outlines on file.
Yes. Untick Show lot lines on the diagram and in the PDF report above the building table. The diagram redraws without them.
Lot lines come from county tax parcel maps, which are not available everywhere. When there are none, the report starts with the buildings within 250 ft of the address and you choose the range with the slider under the aerial view. Lot lines are approximate and are not legal property boundaries.
It shows the building outlines on top of an aerial photo so you can check them against the real buildings and correct anything that is off. Untick Show outlines to see the photo alone.
Use the Buildings within slider under the aerial view. Its stops are Property boundary (when one was found), 250 ft, 500 ft, 750 ft and 1,000 ft. Moving it selects every building in that range and redraws the diagram; a dashed yellow ring shows the distance on the photo.
To choose the buildings yourself, press Draw Rectangle under the slider and drag a rectangle on the photo. The report then uses exactly the buildings inside it (at least half of a building has to be inside). Move the slider to go back to a distance. Buildings are found up to 1,000 ft from the address, so a rectangle cannot add buildings farther away than that.
Buildings on the property, and buildings you drew, always stay. To drop a single building, use Remove in its table row.
The new building appears in the table marked "Added by you". You can type its size as 0000 x 0000 (length x width in feet) in its row to set exact dimensions.
The building is re-measured and marked "Outline adjusted".
Press Remove buildings. You then have two choices:
Then use + Add building to draw each building yourself. Deleted footprints are listed under "Removed from the diagram" where Undo brings them back.
On the diagram the distance is written on the middle of the line. When that spot is taken by a building, a number, a dimension, a lot line or an icon, the label moves to the closest free spot and a thin line ties it back to its measuring line.
To remove a saved line, click it on the aerial view and choose Remove this line.
Icons are color coded (gas green, diesel yellow, propane white, wood boiler red) and a legend is added under the diagram. Click an icon to move or remove it.
Every hazard you add (gas, diesel or propane tank, or outdoor wood boiler) gets a measuring line automatically. The line snaps to the nearest building wall and shows the distance: Distance to Building for a tank, Clearance to Building for a wood boiler.
Drag the icon, or use the Closer / Farther buttons (1 ft or 0.1 ft at a time), until the distance matches your own measurement, then answer Is this the correct distance? with Yes, save. To change it later, click the icon and choose Move.
The line always goes to whichever building is nearest, so it updates by itself if you move the icon, adjust a wall, or add or remove a building. The distance is written on the line in the diagram and listed under the diagram and in the PDF. Removing the icon removes its line.
Press Reset at the end of the aerial view toolbar and confirm. The report goes back to how it first came out: buildings you drew are removed, moved walls and deleted footprints are restored, hazards and measuring lines are cleared, and the range and building numbers are reset. Names and valuations you typed are kept.
Type a name in each row, for example Main Building or Pole Barn. Rows left blank appear as Risk 1, Risk 2 and so on. Press Save changes, or just download the report; changes are saved either way.
Yes. Type your own number or label in the # box (for example 1A). Renumber 1, 2, 3 closes gaps after buildings are removed, and the arrow in the # heading sorts the table ascending or descending.
They are the valuation basis you choose for each building: ACV is actual cash value, RCV is replacement cost value, and N/C is not covered. The choice is printed in the PDF schedule.
The diagram measures the footprint, which is the 1st floor. Tick Multi-Story in the building's row and type the 2nd floor & above sqft. The PDF shows 1st Floor Sqft, 2nd Floor & Above Sqft and the total for each building.
It is a place to record what you measured on site. Type it in the building's row, for example 40 x 60 or 2,400 sq ft, then press Save changes or download the report. It prints in the last column of the building schedule exactly as typed.
It does not change the square footage PropDiagram measured, so the report shows both side by side. Leave it blank and the column prints empty, ready to be filled in by hand during a visit. To change the diagram itself to match your measurement, use Adjust walls.
Press Remove in the building's row. It moves to "Removed from the diagram" below the table, where Undo restores it and Restore all restores everything you removed.
It marks a building you drew by hand. The report notes that the building was manually created and that distance to other buildings may be approximate.
Press Download PDF report at the bottom of the report page. Your latest edits are saved first. Editing and downloading again are free.
The diagram has no buildings on it, usually after Delete All Building Footprints. Draw at least one building with + Add building and the button becomes available.
Download and save each report when it is complete. Reports ordered pay per report are kept for 7 days; reports ordered with the monthly subscription are kept for 6 months. After that they expire and are removed from the site, and online storage may be adjusted as needed. A report keeps the period it was ordered with, even if you subscribe or cancel later. Your payment history stays on the Billing page.
You can pay per successful report or subscribe monthly with reports included each month. Current rates are on the Pricing page, and the price of each report is shown on the New report page before you order. There is no contract and no minimum. Editing a report and downloading it again are free.
Subscribe on the Billing page. Your card on file is charged the monthly fee right away and on the same day each month. Each month includes a set number of successful reports (shown on the Pricing page); every report after that is charged when the report succeeds. Included reports don't carry over to the next month, and failed reports never use one.
Reports ordered while you are subscribed stay on the site for 6 months instead of 7 days. The New report page shows how many included reports you have left this month.
Cancel at any time on the Billing page. Your subscription stays active until the end of the month you have paid for; after that, reports are charged per report again. Reports you ordered while subscribed keep their 6 months.
Type the code in the Promo code box when you create your account, or later under Promo code on the Billing page. A valid credit card is still required; no charges are made until your free reports are completed. A free report is used only when a report succeeds, the number remaining is shown on the New report page, and one promo code can be used per account.
Only after a report finishes successfully. Failed reports, addresses that can't be found, and repeat orders for an address whose report is still on the site are not charged. With the monthly subscription, the monthly fee is charged when you subscribe and then monthly, and reports beyond the ones included each month are charged when they succeed.
A report whose building outlines are partial or incomplete is not a failed report. Building outlines are machine-detected, so a building can be missing or only partly drawn. The tools in the report (Add building, Adjust walls, Remove buildings and the others on the aerial view) are part of the service and are there to make those corrections.
Any request for a refund must be initiated using the Report an Issue button located on the specific report. Open the report from My Reports or the Billing page, press Report an Issue in the upper right, next to the address, and describe the reason for your request. The report is sent with your message so we can review it.
Refund requests must be made within 48 hours of the charge, on every plan: within 48 hours of ordering the report, whether you pay per report or the report was an additional report under the monthly subscription. A refund request for a monthly subscription fee goes through the Contact Us page, also within 48 hours of that charge. Requests made later are not considered.
Refunds are covered by section 10 of the Terms of Service. A building outline that is partial or incomplete is not by itself a reason for a refund: use the tools in the report to correct it.
Open Billing and press Add a card or Update card. Cards are stored by Stripe; PropDiagram never sees your card number.
The report is ready and unlocks once payment goes through. Update your card on the Billing page, then return to the report and press Pay now. You are never charged twice for the same report.
Building outlines are detected from aerial imagery and are typically within a few feet. Square footage is the ground footprint; it does not include upper floors or basements unless you enter them. Use the aerial view tools to match your own field measurements. PropDiagram is not an appraisal or a survey.
Draw it. Press + Add building, click its corners where it stands, and type its size as 0000 x 0000 in the table to set the dimensions from your field measurements.
Refresh the page once (Ctrl+F5 on Windows, Cmd+Shift+R on Mac) so your browser loads the latest version, then try again. If it still doesn't work, press Report an Issue at the top of the report and tell us what happened.
Open the report and press Report an Issue in the upper right, next to the address. Your email is filled in for you; describe the issue and press Submit. A link to the report is sent with your message so our support team can open a copy of it and see the problem. Your own report is not changed.
