The short answer
Type the property's street address, pick the verified match and press Run report. In about a minute PropDiagram makes the property diagram (the plot plan or site diagram underwriters ask for): every building on the property outlined and numbered with its length, width and footprint square footage. Correct anything with your own measurements, name each building, and download the PDF. A report is charged only when it succeeds.

The five steps
- Enter the property address. Type the street address and pick the matching address from the list. The report runs only for the exact address you choose.
- Review the numbered buildings. In about a minute every building is outlined and numbered, with its length, width and footprint square footage, over an aerial photo you can check it against.
- Correct it with your own measurements. Move a wall, add a missing building, remove one that is not part of the risk, measure a distance and mark fuel tanks or a wood boiler.
- Name and classify each structure. Give each building the name and number you use, mark it ACV, RCV or N/C, and add upper-floor square footage for multi-story buildings.
- Download the PDF. The PDF has the building schedule, lot details, an aerial view and the full-page diagram. Edits and repeat downloads are free.

What can I change on the diagram?
The building footprints are drawn and measured automatically. Occasionally walls and dimensions may need to be tweaked for better accuracy, and every report includes the tools to do it at no extra cost.
| Tool | What it does |
|---|---|
| Adjust walls | Move any wall of a building in steps of 1 ft or 0.1 ft, or drag it. The building is measured again. |
| Add building | Click the corners of a building that is missing or newer than the photo, then type its length and width. |
| Remove buildings | Take one building off, or clear every outline and trace the property yourself. |
| Buildings within | Choose how far from the address to look: the property boundary, or 250, 500, 750 or 1,000 ft. Or draw a rectangle around the buildings you want. |
| Measure | Draw a line between any two points and keep the distance on the diagram and in the PDF. |
| Add hazards | Place gas, diesel and propane tanks and outdoor wood boilers. Each one gets a line to the nearest building showing the distance; move the icon until the distance is right. |
| Names and numbers | Give each building your own number and name. Blank names become Risk 1, Risk 2 and so on. |
| ACV, RCV, N/C | Record the valuation basis for each building, or mark it not covered. |
| Multi-Story | Enter the square footage of the 2nd floor and above; the report totals each building. |
| Field Verified Measurement | Type what you measured on site for any building. It prints beside the measured square footage in the PDF, or prints blank to fill in by hand. |
| Lot lines* | Show or hide the lot lines on the diagram and in the PDF. |
| Zoom and frame | Zoom in on part of the property and use that view for the diagram and the PDF. |
| Reset | Put the report back to how it first came out. |

What do I get at the end?
A PDF report. Page 1 has the property address, the building schedule (number, name, valuation basis, 1st floor, upper floors and total square footage), lot details*, and an aerial view. Page 2 is the full-page diagram with the hazard legend. See everything in a report.

What does it cost?
Pay per successful report, charged to the card you saved, or subscribe monthly with reports included each month; current rates are on the Pricing page. There is no contract or minimum. You are not charged when a report fails, when an address cannot be found, or when you order an address again while its report is still on the site. Reports are kept for 7 days, or 6 months with the subscription. See pricing.
Where does it work?
Reports can be run for addresses in all of the lower 48 states and Washington, DC. Alaska and Hawaii are not available yet. Lot lines and lot size are added where county parcel maps are available. The coverage map shows the detail.
Common questions
How long does a report take?
Usually under a minute from pressing Run report. You can leave the page; the finished report waits under My reports.
What do I need to start?
An email address to create an account, a card saved on the Billing page, and the street address of the property. Nothing is installed.
What if the address cannot be found?
No report is run and you are not charged. PropDiagram only runs a report for the exact address you pick; it never substitutes a nearby one.
Can I change the diagram after I download it?
Yes. Open the report from My reports, make the change and download again. Edits and repeat downloads are free. Reports stay on the site for 7 days (6 months with the monthly subscription), so save the PDF to your file.
What if a building is missing or is newer than the aerial photo?
Press Add building, click its corners on the aerial view, and type its length and width in the table to match your field measurement. A building you draw is marked on the report as manually created.
A PropDiagram report is a diagram and reference record. Measurements are approximate ground-footprint estimates from aerial-imagery-derived building outlines. A report is not an appraisal, survey, replacement cost estimate or insurance valuation; verify anything a decision depends on.
